Buyer or Seller

Documentation - Audit files and all documents, obtain missing signatures via e-signing, set up files in your compliance management system and upload all documents, draft addendums & repairs, and submit commission for approval.

Timelines & Risk Management - We manage the entire transaction process from ratification through post-closing. This includes opening escrow, personalized introduction to your client as a member of your team, coordinating deposits & inspections, calendar invites for all contract milestones to the agent and client, next steps updates for all parties, ensuring all parties (lender, attorney, co-op agent) are completing all required tasks in a timely matter to keep us on track with the contract timeline. As your TC, one of our biggest value adds is that we get in front of potential risks from missed deadlines and lack of communication that can cause delays in closing.

Communication - Each agent has their own brand-personalized Portal that provides real-time updates, commission info, and the transaction status as we progress through closing. Your buyer/seller also has a client portal with an overview of key updates and timelines. We keep track of the loan & title commitments, and HOA payoff requirements to ensure we are ready for transfer at closing.

Closing - We schedule closing and coordinate notary signings with the law firm. This is conveniently added to your calendar and portal with all pertinent details for you and your client. We review the settlement statement and ensure that your commission, additional fees, and invoices are accurately accounted for. Your client will also receive a closing details email from us confirming what is needed in preparation for their closing.
